About This Project

HPM was privileged to lead the project management for the restoration of a significant 99-year-old heritage building, on behalf of our client, the Art Deco Trust, in collaboration with Napier City Council. Now serving as the new home for the Art Deco Trust, the building has been transformed into a vibrant hub for both the local community and visitors, offering a unique opportunity to experience Napier’s rich architectural heritage.

The restoration was delivered in two stages. Stage one involved the careful removal of Class A contaminated soil and asbestos, a vital process both for health and safety compliance and for the protection of the building’s original heritage fabric. Stage two encompassed structural strengthening to 100% NBS, the complete re-roofing of the original 99-year-old tile roof, and a full internal refurbishment to modern standards. Throughout both stages, HPM led the procurement process, managed all aspects of project delivery, and provided comprehensive financial oversight.

Balancing the preservation of the building’s historic features with the demands of contemporary building codes presented unique challenges. Through meticulous planning, close collaboration with stakeholders, and disciplined management of the project team, HPM ensured the building’s heritage character was retained while achieving full compliance. Despite unforeseeable delays, HPM worked closely with the contractor to revise the programme and maintain momentum, resulting in successful delivery within the updated schedule. The completed project not only safeguards an important piece of Napier’s history but also provides a lasting, functional, and significant space for future generations.
