HPM successfully delivered the complete refurbishment of our new ground-floor offices at 32 Hastings Street, Napier, transforming a heritage building into a modern, functional workspace while preserving its unique character. Working from detailed architectural drawings, we carefully integrated bespoke features, including a new meeting room built within the building’s original bank safe—an iconic reminder of its past—and two additional meeting rooms fitted with Autex acoustic panels to enhance sound quality and functionality. This inner-city heritage building was refurbished into new open plan offices as per architectural drawings. The building was also under seismic code and required seismic strengthening to comply. This was a challenging project due to its inner-city location and requirements of time frame. Overall, the project was completed to a very high standard and within the 5-month timeframe. Working with an historic building in Napier naturally presented challenges that required careful problem-solving throughout the process. HPM were engaged to undertake comprehensive project management for the resource consent, main contractor procurement, and design phases of a new multi-use sports facility. In addition, we acted as Engineer to the Contract, ensuring both technical and contractual compliance throughout the project’s lifecycle. The resource consent process was particularly complex, involving land acquisition, land use changes, and a wide range of intricate technical inputs. We delivered a high-end private residential development executed over three phases. Phases One and Two, which included the Manager's Lodge and Implement Shedding, were completed in February 2019, with Phase Three completed in 2021. Phase Three involved a 1,000m² dwelling, incorporating a combination of in-situ and precast concrete, structural steel, and the latest servicing technologies, all finished to a premium standard. HPM managed the transformation of a 750 sqm heritage building that was previously used as a restaurant on the ground floor with an under-utilised function room upstairs. Having formerly been a nightclub, the building featured a large internal void where customers could look down from the second floor to the dancefloor below. The project required a change of use, involving the void being filled to convert the second floor into high-end architectural apartments. The project management of this architectural development focused on coordinating diverse elements to ensure a seamless and functional design. The building integrates multiple smaller forms into a cohesive structure, anchored by solid concrete masses that connect it to the local beach and the area's historic weatherboard style.
