This project involved essential repair, and maintenance works to the roofing and guttering of a building that had developed numerous leaks, along with structural strengthening of the existing building. Phase 1 focused on the roofing and guttering repairs, delivered as part of the building’s maintenance programme. The strengthening works required detailed design, contractor management, and careful programming, as the building accommodated tenants who needed to close their businesses while construction took place. Protecting tenant stock was a key priority, alongside precise coordination of trades to minimise disruption. Through accurate planning and management, we successfully reduced the closure period, allowing tenants to reopen...

HPM successfully delivered the complete refurbishment of our new ground-floor offices at 32 Hastings Street, Napier, transforming a heritage building into a modern, functional workspace while preserving its unique character. Working from detailed architectural drawings, we carefully integrated bespoke features, including a new meeting room built within the building’s original bank safe—an iconic reminder of its past—and two additional meeting rooms fitted with Autex acoustic panels to enhance sound quality and functionality. The refurbishment presented several challenges, including the constraints of an inner-city location, the complexities of building consents for heritage buildings, and a demanding three-month timeframe. Through precise coordination of...

HPM were engaged by the Museum Trust Joint Working Group, comprising Hastings District Council and Napier City Council, to complete a feasibility study into potential locations within the Hawkes Bay region for a regional research, archives, and storage facility to house the Hawkes Bay Museum Trust’s regional collection. The project involved engaging a large number of stakeholders through interviews to gather input and inform the study. Our final report included a comprehensive stocktake of the entire collection, along with eight proposed options throughout Hawkes Bay that could serve as suitable locations for a new facility, based on the requirements provided....

This inner-city heritage building was refurbished into new open plan offices as per architectural drawings. The building was also under seismic code and required seismic strengthening to comply. This was a challenging project due to its inner-city location and requirements of time frame. Overall, the project was completed to a very high standard and within the 5-month timeframe. Working with an historic building in Napier naturally presented challenges that required careful problem-solving throughout the process. We ensured that any issues were addressed early, allowing the project to be delivered on time and to the high standard expected. In November 2020, The Bank was...

The office and administration area fit-out project involved converting an existing part of the winery into a new office and administration area with meeting rooms and new staff access to the lunchroom facilities. Additionally, a new dry store area was erected on the south/eastern side of the existing winery, along with a canopy over the existing outdoor barrel area. This project required Resource Consent due to the zoning of the winery and involved a functioning winery that needed to be considered during these works. HPM demonstrated exceptional project management skills throughout this project. Their ability to effectively manage the design and...

HPM were engaged to undertake comprehensive project management for the resource consent, main contractor procurement, and design phases of a new multi-use sports facility. In addition, we acted as Engineer to the Contract, ensuring both technical and contractual compliance throughout the project’s lifecycle. The resource consent process was particularly complex, involving land acquisition, land use changes, and a wide range of intricate technical inputs. Despite these challenges, we successfully navigated a tight timeframe to meet government funding requirements, demonstrating our ability to manage multifaceted projects under stringent deadlines. The project centred on delivering a state-of-the-art sports facility designed to significantly enhance the...

In November 2022, HPM were engaged as project managers to oversee the development of a new woolstore and office building on land owned by our client in Awatoto, Napier. The project was underway as a design-build option, and earthworks—including the raft—had been completed. It was at the end of the developed design stage with a staged building consent when, in February 2023, Cyclone Gabrielle struck, flooding the site, including the client’s existing business premises and operations. The new build project was put on hold indefinitely. We immediately re-engaged with the client, collaborating with lawyers and insurance assessors to ensure the existing...

HPM was privileged to lead the project management for the restoration of a significant 99-year-old heritage building, on behalf of our client, the Art Deco Trust, in collaboration with Napier City Council. HPM were engaged to provide full project management services from concept and design through to construction, liaising closely with all stakeholders throughout delivery. The project involved redesigning and updating the office, which required staff to be temporarily relocated off site, making the programme critical. An existing storage area was converted into a new administration space, while a new 6m x 9m high-stud garage was constructed to replace the lost storage. During construction, our client’s staff still needed access to equipment stored on site. This required careful health and safety management, as staff were entering areas within or adjacent to the construction...
